What happens after your property has been successfully let?
With the let agreed, you are one step closer to successfully letting your property! There are several tasks your chosen lettings agent will now undertake, whether they are managing the property or not.
Letting agent responsibilities
- Written Communication: The agent will communicate with all parties to confirm the rent amount, the payment schedule (e.g., weekly, monthly), and any conditions of the tenancy.
- References: The agent will obtain references from the tenants and a guarantor if required.
- Tenancy Agreement: All parties must read and sign the Tenancy Agreement.
- Payments: The agent will collect payments needed to start the tenancy, such as the deposit and the first month’s rent. All deposits must be registered with a deposit protection scheme.
Landlord responsibilities
While the lettings agency is handling the above tasks, there are several responsibilities you, as a landlord, need to manage:
- Inventory Report: Arrange a professional and comprehensive inventory report detailing all items in the house, such as carpets and furniture, along with their condition. This is crucial for making any deductions at the end of the tenancy for damages.
- Utility Accounts: Ensure your new tenants set up the necessary accounts and transfer names for utility providers (gas, electric, and water), and provide meter readings if requested. They will also need to set up or transfer accounts for telephone suppliers, council tax, and TV licensing.
- Safety Compliance: Make sure all furniture and furnishings comply with the latest fire regulations.
- Gas Appliances: Ensure all gas appliances and equipment have been serviced by a CORGI-registered engineer and keep safety records in a safe place.
- Electrical Safety: Ensure all electrical wiring has been checked and approved by a qualified electrician.
Tenant responsibilities
Tenants also have tasks to complete before moving in:
